TSAHC — Texas State Affordable Housing Corporation

TSAHC offers programs for both first-time and repeat homebuyers. Their assistance comes in the form of grants (free money that doesn't need to be repaid) or forgivable second liens.

Homes for Texas Heroes

For teachers, firefighters, EMS, police, corrections officers, and veterans. Offers down payment assistance up to 5% of the loan amount.

Home Sweet Texas

Available to all eligible homebuyers who meet income and purchase price limits. Also offers up to 5% in assistance.

Other Options to Know About

FHA Loans — Require only 3.5% down with a 580+ credit score. A great option for buyers with limited savings.
VA Loans — 0% down payment for eligible veterans and active-duty service members. One of the best loan programs available.
USDA Loans — 0% down payment for homes in eligible rural areas. More areas qualify than you might think.
Conventional 97 — Only 3% down required. Available to first-time buyers with a 620+ credit score.
Builder Incentives — Many Texas builders offer closing cost assistance or rate buydowns. Always worth asking about.
